Management Fee

Our monthly management fee is a flat 10% of rent collected. If your property is vacant and no rent is collected, you pay nothing. This aligns our interests with yours — we're motivated to keep your property occupied and rent coming in.

Tenant Placement Fee

When we place a new tenant in your property, we charge a one-time placement fee equal to 50% of the first month's rent. This covers marketing, syndication to 10+ listing platforms, showing coordination, application processing, 3-bureau tenant screening, lease preparation, move-in inspection, and tenant onboarding. For Section 8 placements, this also includes HQS pre-inspection coordination and HAP contract setup.

What We DON'T Charge

This is where we're different from most Montgomery PMs:

Zero setup fees. Many PMs charge $200–$500 just to onboard your property. We charge nothing.

Zero maintenance markups. When a vendor charges $300 for a repair, you pay $300. Many PMs add 10–20% on every invoice — that's an extra $30–$60 per repair that goes straight to their pocket, not yours. We pass all vendor invoices through at cost.

Zero advertising fees. Listing your property across Zillow, Apartments.com, AffordableHousing.com, and 10+ platforms is included in our service.

Zero inspection fees. Routine property inspections, HQS pre-inspections, and move-in/move-out documentation are all included.

Zero lease renewal fees. Some PMs charge $200–$300 every time a tenant renews. We handle lease renewals and annual rent increases at no additional cost.

Zero early termination penalties. We earn your business every month. If you want to leave, you can — with standard notice per the management agreement.

What's Included in the 10%

Your monthly management fee covers everything you need for hands-off ownership:

Rent collection through online tenant portal with ACH, debit, and credit card options. Delinquency management with a structured escalation process from day 1. Monthly owner statements with full financial transparency. Year-end tax documentation (1099s, income/expense summaries). 24/7 emergency maintenance coordination. Vetted vendor network with zero markup on all invoices. Routine property inspections with photo documentation. Tenant communication and issue resolution. Section 8 compliance including annual recertifications and Housing Authority coordination. Eviction coordination with our attorney partner when necessary. Post-move-out Hunter Warfield collections for any outstanding balances.

How Our Fees Compare

Do you charge a setup fee to start management?

No. We charge no setup, onboarding, or inspection fees. Your first fee is the tenant placement fee of $200, billed only when we successfully place a qualified tenant in your property.

When is the 10% management fee deducted?

The 10% is deducted from each month's rent collection. If rent isn't collected that month, you don't pay a management fee that month. This is different from some competitors who charge a flat monthly fee whether or not the property is producing rent.

What does the $200 tenant placement fee cover?

Professional listing photography guidance, syndication to 10+ listing platforms (Zillow, Apartments.com, AffordableHousing.com, and more), all tenant inquiry handling, showing coordination via ShowMojo, 3-bureau tenant screening, lease preparation, and move-in coordination. Most competitors charge 50–100% of first month's rent for this (often $500–$1,200).

Why do you have zero maintenance markups?

Because marking up maintenance is a hidden fee that erodes owner trust. We earn our living on the management fee, not by inflating repair invoices. Every vendor invoice passes through at cost. A $300 plumbing repair costs you $300 — not $345 or $360 like you'd see with 15–20% markups.

Are there fees for lease renewals?

Yes, a flat $75 lease renewal fee when we successfully renew with an existing tenant. This covers the renewal paperwork, rent adjustment analysis, lease updates, and re-signing coordination. Most owners consider this a bargain compared to placing a new tenant.

What happens if a tenant doesn't pay rent?

We handle late notices, pay-or-quit notices, and eviction filings as needed — all included in the management fee. For eviction cases that go to court, we offer access to our corporate legal rate: $680 for possession-only or $850 for possession plus judgment. This includes filing fees, service (up to 4 attempts), and attorney time at the hearing. Self-representing or retaining private counsel typically costs $1,500–$3,000+ in Montgomery. Our 3-bureau screening prevents most non-payment situations from happening in the first place.

Are there fees for Section 8 properties?

Same pricing applies. We handle all HQS inspection prep, HAP contract setup, rent reasonableness submissions, and Montgomery Housing Authority coordination at no additional cost. Section 8 and market-rate properties are billed identically.
