James-Hawkins residents get something different. Our Resident Benefits Program bundles a set of tools and partnerships that actually make renting easier — deposit-free move-ins, flexible rent payments, renters insurance, and a 24/7 portal that handles everything from maintenance requests to year-end tax documents. Here's what's included and how to use it.

Deposit-Free Move-Ins Through Obligo

A traditional security deposit can be the biggest barrier to moving. Under Alabama law, landlords can charge up to one full month's rent as a deposit. On a $1,100 Montgomery rental, that's $1,100 locked up for your entire lease — money that could be covering moving costs, paying off the old rental's final utilities, or building your emergency fund.

James-Hawkins partners with Obligo to give qualified residents three options: move in with no deposit at all, pay a reduced deposit, or split the deposit into monthly installments. The property owner is still fully protected — if there's damage at move-out, Obligo handles the billing through an authorization on file — but you don't have to front the cash up front.

Flexible Rent Payments Through Livble

Rent is usually the single largest monthly expense, and it's all due on the same day. If you get paid bi-weekly or your pay schedule doesn't line up with the 1st of the month, that creates a cash flow squeeze — one that has nothing to do with whether you can afford the rent and everything to do with timing.

Livble lets James-Hawkins residents split their monthly rent into smaller, more manageable payments aligned with their pay schedule. You can pay weekly, bi-weekly, or in two installments per month instead of one big payment on the 1st. James-Hawkins still receives your full rent on time — Livble handles the timing on your end.

Affordable Renters Insurance Through MSI

Your landlord's insurance covers the building. It does not cover your furniture, electronics, clothes, or anything else inside the unit. If there's a fire, burst pipe, theft, or storm damage, your stuff is your problem unless you have renters insurance.

James-Hawkins requires renters insurance for all tenants (it's a standard lease term), and we partner with MSI to make it easy. MSI's renters policies typically run $12-$18 per month for $25,000-$50,000 in personal property coverage plus liability, and enrollment takes about five minutes online. 24/7 Resident Portal

The resident portal is the hub for everything you need during your tenancy:

24/7 Emergency Maintenance

Non-emergency maintenance requests go through the portal and are typically addressed within 1-2 business days. But pipes don't burst on a schedule, and the A/C doesn't wait for business hours to die in August.

For actual emergencies — active water leaks, no heat in winter, no A/C in summer above 85°F, gas smell, electrical issues, or lockouts — James-Hawkins has a 24/7 dispatch line that routes to on-call staff and our vetted vendor network. The goal for true emergencies is a tech on-site within 4 hours, typically faster during business hours.

Does the Resident Benefits Program cost extra?

The program itself isn't an add-on fee. Portal access, emergency dispatch, and preventive maintenance are included in your rent. Third-party services (Obligo, Livble, MSI) have their own fees that are independent of James-Hawkins — we don't mark them up or take a cut. You pay those providers directly for what you use.

Can I use Obligo and Livble together?

Yes. Many residents move in deposit-free through Obligo, then enroll in Livble to smooth out rent payments during the lease. These are separate programs that work independently.

What if I don't qualify for Obligo?

Obligo has its own eligibility criteria. If you don't qualify for the zero-deposit option, you may qualify for a reduced deposit or installment plan. If none of those work, you can pay a standard security deposit under Alabama deposit law. Not qualifying for Obligo doesn't affect your rental approval.

Do Section 8 tenants get the same benefits?

How do I enroll?

Portal access is automatic — you'll get your login during lease signing. Obligo is offered during lease signing. Livble and MSI can be set up any time through your portal or by contacting the management office. Auto-pay is a one-click setup in the portal under "Payment Settings."

What if I have a problem that doesn't fit a category?
